1. Selection of Property - HCR selects properties based on the investor’s objectives and criteria. HCR then issues a Letter of Intent (offer) to purchase the property;
2. Contract - Once a Letter of Intent has been accepted, HCR has its legal council draw up contracts;
3. Inspection Period - After execution of the contract by both parties, HCR begins its due diligence review of the property and the seller. The property will be inspected by an engineer and a certified appraiser affiliated with HCR, and the seller’s credit worthiness will be checked utilizing various Wall Street investment banking resources. Upon completion of due diligence, HCR will present the client with the findings and discuss interest rates, terms, revising, proceeding or terminating the contract.
4. Closing - Assuming the client is satisfied with the information obtained during the due diligence period, HCR will make necessary arrangements for a smooth closing which will include money transfers, title insurance, filing of the sale, and any other details.
5. Management - After closing and funding, HCR will then manage the property through its management services division.
